Hey I’m Ian Horowitz from Equity Warehouse and I want to tell you a quick story that I’m willing to bet you can also relate to. In 2008, I was working as a Firefighter for the City Of Baltimore. I enjoyed helping people shift after shift but I realized I had to find a way to make a few extra dollars to support our family.  
Our benefits were amazing and so were the people. However we were in the middle of the Global Financial Crisis (GFC). Our benefits, pension and schedule were all being attacked by the big government of Baltimore. Essentially they forced our hand into finding a better way to provide for our new and growing families.

So we stumbled on Real Estate! It was the best way we could provide for our family in case anything every happened to us. It was also a great way for us to make money even while we were on fires and helping people in the middle of the night. 
So in 2012 I bought my first property and it was absolutely amazing. Did we do everything right, of course not but we took the step to get the deal done. Our very first property produced us enough cash flow to equal one over time shift in the Fire Department. 
As I quickly scaled the portfolio to 10 properties. Dan was learning how to wholesale properties. His goal was to get out of the debt as a fall out from the global financial crisis. With our 2 skill sets of finding properties and being able to lease them out we knew we had a chance to succeed. 
Ok...Fast Forward to 2014 and we founded Equity Warehouse. This is where we would learn all the ins & outs of real estate over the next several years. Sure we had a small rental portfolio and had transacted some deals but we were not treating it like a real business. It was a pure rush to be able to go out and grow the company. We would end up flipping almost 100 houses, building a 100 house single family rental portfolio and dabble in some small commercial deals. 
During this grind this is where we systemized our business. Everything from learning how to underwrite deals, hire employees, borrow money from banks, raise private capital and learn how to push through some hard situations that took a lot of work to resolve. In real time we did not realize that we were getting these lessons but the real payoff would come on our first big commercial deal that we would buy almost 7 years of being in business.  

As the markets were changing for the better coming out of the GFC, we started to get priced out of the markets we were operating in. We were also getting tired of many transactions it took to make a few bucks in the single family space. Now with our new team members on board I could take a step back with Dan and concentrate what we want to do next. So I would spend countless hours at home and at work learning how people were structuring commercial real estate deals. We would be on a fire at 3am and while we were waiting for the investigation I would be looking at commercial real estate deals to learn all I could.
Countless sleepless nights learning these deals and the magic phone call came in! This is the one. We had an opportunity to buy a 76 unit apartment building right in Baltimore City! While we were nervous to do it (as crazy as that sounds) we were able to lean on all of our past experiences to put the deal together. This is where all the hard work over the years paid off. At first it seemed crazy for us to try and purchase a $5,000,000 asset when our largest deal to date had been $500,000 but we were able to push thru and pull it off! 

That one deal, the 76 unit apt building just 16 months later would refinance and we walked away with over 7 figures in proceeds. It was right then we said "why have we not been doing commercial real estate all along!" The payouts are better, the financing is easier and the workload is whole hell of a lot less! 
We wish we had a mastermind group that would have challenged us to grow our portfolio earlier in our careers! We were always scared of taking the jump into commercial real estate. Everyone said it was scary.  Meanwhile it is easier then residential real estate. We believe everyone should jump into commercial real estate. Maybe you are the operator or maybe you are a co-investor. Either way commercial real estate is for everyone!
